Tasks & Responsibilities

Each property Victoria Properties Management services is uniquely different, however, there are a number of management functions common to each commercial development. These tasks and responsibilities can be generalized as follows:

  •  tendering of service contracts with vendors
  • establishing annual operating budgets and administering recoverable expenses based upon applicable terms and conditions within agreements to lease
  • administering the full spectrum of project accounting services from processing accounts receivable and payables to the documentation of comprehensive financial statements issued on a monthly basis
  • performing an annual reconciliation of common area maintenance accounts
  • managing non-operating expenses on behalf of the ownership including capital upgrades, financing, tenant improvements, lease negotiations, insurance requirements and property tax appeals
  • licensed property managers physcially inspect each property regularly to make certain that common areas are being maintained to the highest standards
  • servicing the many needs of each tenant to ensure long term retention
